Any original website designed to market a new home builder, community, developer, individual or associate member company.

Judging Criteria:
Results in market place, overall design and execution, ease of navigation through website, functionality, interactivity with user, message and emotion communicated.
Judges use a point system for this category. A minimum score is required to be recognized.

Phoenix Award
Requirements

Presented to the community or master planned development that has been in existence for a minimum of three years. Submit examples of all works engaged in the marketing effort as well as a video of the site project, no longer than five minutes. Submit the total number of residential lots/homes available for sale beginning in the years 2023, 2024, 2025 and the total number of lots and/or new homes closed in 2023, 2024, and 2025.

Judging Criteria:
Marketing efforts, site project, and sales success.

Best Product Design
Requirements

Any new construction or home construction completed or in use in 2025. Best Product Design (interior and exterior), functionality and overall aesthetic.

Includes categories for Detached and Attached products grouped by square footage. Separate awards given for custom builders and production builders.

Requirements

Qualifications:

Any Landscape Design and Installation, completed in 2025, designed to feature a home's assets and/or benefits to the buyer. Creativity of design as well as aesthetics and amenities will be considered.

Judging Criteria:

Use of color, texture, materials, attention to detail, craftsmanship will be considered.

Judges use a point system for this category. A minimum score is required to be recognized.

Best Radio Commercial
Requirements

A radio commercial to introduce and promote a new home builder or company, community or master-planned development. The commercial may also promote a campaign, event or service provided by an Associate member. Entrant must be a member of the BIA of Central SC and/or the BIA's Sales and Marketing Council.

Judging Criteria:
Definition of marketing objectives, concept, copy, layout, overall design and execution of strategy, coordination of media, creative strategy, and results in marketplace.
Judges use a point system for this category. A minimum score is required to be recognized.

Requirements

A video to introduce and/or promote a new home company, builder, community, master plan development, promotion campaign or event.

Requirements

A special promotion, pre-sale event, grand opening or consumer/realtor incentive program designed to promote a new home company, builder, community, master plan, development or Associate Member promotion.

Definition of marketing objectives, concepts layout, execution of strategy, coordination of media, target market in promotion results, originality/copy. Judges use a point system for this category. A minimum score is required to be recognized.

Best Use of Social Media
Requirements

Best, most creative, innovative, or highly effective use of social media that increases brand awareness, POI, audience engagement and/or reelects a specific campaign. Can be entered as an individual, associate, builder, or developer

Aesthetic appeal, informative content, engagement with and number of followers. Judges use a point system for this category. A minimum score is required to be recognized.

Best Outdoor Living Space
Requirements

Any outdoor living space/area completed in 2025, designed to feature a home's amenities accentuates the benefits to the buyer. Function as well as aesthetics will be considered.

Judging Criteria:
Use of color, texture, materials, outdoor space, furnishings, landscaping and/or accessories in relation to the continuity with the outdoor marketing program.
 Judges use a point system for this category. A minimum score is required to be recognized.

Best High Performance Home
Requirements

Best High-Performance Home:

The best use of high-performance home features by design, inside and outside features, functionality, and aesthetics that has "green market" appeal and is "green market" driven. Must have completed in 2024 or 2025 and available for sale in 2025 or 2026.

Judging Criteria:

Overall craftsmanship (to include exterior and interior design): curb appeal, use of green materials, functionality, aesthetics, and layout.

Judges use a point system for this category. A minimum score is required to be recognized.

Attorney Member of the Year
Requirements

Any person who has been successful in ethical customer/client services and performs their job above expectation and who demonstrates community support and involvement. Candidate must me a member in good standing of the BIA's Sales & Marketing Council. Candidate must be actively involved in real estate closings.

Judging Criteria:
Client development, innovative approach, creativity, the effectiveness of branding, and SMC involvement.

Best Local Charitable Event
Requirements

The best local charitable evets shall be any event (A) Eligible to receive tax-deductible contributions in accordance with Code Section 170 of the Internal Revenue Code and (B) Involved in a non-profit organization, or a designated representative thereof, for the primary purpose of making grants and/or contributions to local charitable causes to improve our local community and/or to empower local citizens.

Judging Criteria:

Sustained achievement in fundraising
Recognized leadership with a reputation for excellence within the nonprofit as well as with the public at large
High ethical standards and compliance with generally accepted standards for management and public disclosure
Personal reasoning (if any) for selected beneficiary of charitable event
Dollar amount raised in 2025 and initial goal
Percentage of each dollar given directly to beneficiaries of the charity

Mortgage Member of the Year
Requirements

Any person who has been successful in ethical customer/client services and performs their job above expectation and who demonstrates community support and involvement. Candidate must be a member in good standing of the BIA's Sales & Marketing Council. 

NOTE: This award is intended for any professional in the mortgage industry and is not limited to a lender. This can include support staff in the mortgage industry. You must enter or be entered by someone for this award.

Requirements: SMC Membership, Entry Statement about the Candidate, Data on Loans Closed in 2025, Two Letters of Recommendation

Judging Criteria:
Prospecting for business techniques, contributions to real estate industry, buyer customer follow-up, SMC involvement, personal and professional goals.

Requirements

Qualifications:
Any person who has displayed ethical behavior, leadership, good customer relations, quality workmanship, management capabilities and has excelled in sales and marketing efforts of his/her product and/or company.
Must have been actively involved in marketing new homes during 2025. Candidate must be a marketing professional whose primary responsibility is marketing new homes. Marketing budget and job description/responsibilities must be submitted. Candidate must be a member in good standing of the Sales and Marketing Council.

Judging Criteria:
Product development, innovative approach to marketing and advertising campaign, as it relates to budget strategy, creativity, return on investment, team involvement, effectiveness of branding, philosophy, and SMC involvement.

All entrants must be members of the BIA's Sales & Marketing Council in order to qualify. Staff will verify your membership status. SMC Membership is $105/year/person for BIA Member Companies and $250/year for non-members.

Sales Support Specialist of the Year
Requirements

Any person who has displayed ethical behavior, good customer relations, quality workmanship, and has excelled in sales and marketing efforts of their product and/or company.

Candidate must be a member of the BIA's Sales & Marketing Council and must have been actively involved in marketing new homes during 2025 for at least 6 months. 

Judging Criteria:
Sales team involvement, job description/contribution, customer service, prospecting, and SMC involvement.

Requirements

Any person who has displayed ethical behavior, good customer relations, quality workmanship and has excelled in sales and marketing efforts and prospecting of their product and/or company.

Must be an SMC Member in good standing and must have been actively involved in website/internet lead generation and lead conversion for the sale of new homes during 2025 for at least six (6) months. Candidate's primary responsibility is to manage the internet leads generated by their company's website or other online sources.

Leads data, job description/responsibilities and entry statement are required for this award.

Judging Criteria:
Job description, total unique leads generated in 2025, total conversions to appointments in 2025, and conversions to sales in 2025.

This award will be presented in different categories determined by the average loan volume produced per unit. The formula to determine the entry category is as follows: Total New Home Loan Volume divided by the number of new home loans closed during 2025. The Resulting price per unit will be the determinant of the category submitted. Loan Volume per unit categories will be awarded depending upon submissions that calendar year.
